Work through a first-year warehouse lease budget for 50,000 sq ft, including rent, maintenance, fit-out and refundable deposit.
Start with base rent
Cushman & Wakefield’s H2 2025 warehouse benchmarks of ₹26 per sq ft per month in Sriperumbudur and ₹29 in Oragadam imply ₹13 lakh and ₹14.5 lakh monthly for 50,000 billable sq ft. Twelve months of base rent would be ₹1.56 crore and ₹1.74 crore respectively. These are historical benchmark calculations. Read the H2 2025 Chennai report.
Separate occupancy cost from cash required
For an illustrative Sriperumbudur budget, add ₹12 lakh annual maintenance at an assumed ₹2 per sq ft per month and ₹30 lakh for fit-out. That brings first-year spending to ₹1.98 crore before taxes and utilities. An assumed refundable deposit of three months’ base rent adds ₹39 lakh of cash tied up, bringing modeled first-year cash required to ₹2.37 crore. Replace each assumption with the landlord’s written quote, including rent commencement and any fit-out period.
