Compare three warehouse offers using the same first-year cost, deposit, usable area, move-in date and operational requirements.
Put the three quotes on the same basis
Use columns for Offer A, B and C. Record billable area, usable area, base rent, maintenance, annual escalation, fit-out, deposit, rent commencement and possession date. Add a row for first-year non-refundable spend and a separate row for cash due before operations begin. Normalize each quote to the same 12-month period.
Screen for deal breakers before ranking
Write your minimum clear height, dock allocation and move-in date at the top. Mark any offer that needs a written exception or extra work. For the remaining offers, divide comparable annual occupancy costs by usable pallet positions to see whether a lower quoted rent actually gives better storage economics. Keep one final row for unanswered items and the date each quote expires.

Use one row per offer: site | procurement terms | finance year-one spend | operations capacity | move-in date | deal breaker | evidence owner. Each team scores its own requirements before the joint review.
