Copy the formulas into a spreadsheet
Put billable area in B2, monthly rent per sq ft in B3, monthly maintenance per sq ft in B4, refundable deposit months in B5 and annual escalation as a percentage in B6. Year-one occupancy in B7: =12*B2*(B3+B4). Deposit in B8: =B2*B3*B5. Year-two occupancy in B9, assuming maintenance stays flat: =12*B2*(B3*(1+B6)+B4). Add fit-out and taxes separately. At 50,000 sq ft, ₹26 rent, ₹2 maintenance, three deposit months and 5% escalation, the outputs are ₹1.68 crore, ₹39 lakh and ₹1.758 crore.
