Estimate docks from the busiest receiving or dispatch window. A daily truck count can hide short periods when many vehicles arrive together.
Calculate dock hours and test the peak
If 12 trucks each need 45 minutes at a dock within a three-hour window, that is nine dock-hours, or three docks at continuous use. Model a buffer for late arrivals, paperwork, cleaning and equipment downtime.
Review where trucks will wait and whether different vehicle types can use the same doors. Repeat the calculation if inbound and outbound traffic share the same docks.
Test an operating allowance, then test the arrival pattern
In the example above, three docks would have no spare capacity. If each dock is planned for 75% productive use over the three-hour window, the arithmetic becomes 9 ÷ (3 × 0.75) = 4 docks. The 75% figure is an illustrative planning assumption, not a design standard or a measured result.
Even four docks may queue vehicles if arrivals bunch together or only some doors fit the trucks. Use appointment times and observed service times to test the busy window; repeat for simultaneous inbound and outbound work.
Compare a brochure ratio with your demand
The M-101 brochure states one dock per 10,000 sq ft. As a ratio, that would imply five docks for a hypothetical 50,000 sq ft allocation. It does not confirm that such a unit is available or that five docks would be allocated to it. Ask the project team for the actual unit plan and exclusive or shared use arrangements.
| Input | Evidence to request |
|---|---|
| Truck arrivals | Appointment or historical arrival pattern by operating window. |
| Service duration | Observed time from docking to release, with delays identified. |
| Compatibility | Vehicle and door dimensions, equipment interface and loading method. |
| Waiting and staging | Where queued vehicles and staged cargo can be accommodated. |
| Availability | Which docks the proposed lease actually includes and whether use is shared. |
Document whether the binding constraint is a door, staging space, equipment, paperwork or staff. Adding docks will not resolve a bottleneck elsewhere in the movement. Treat the calculated number as a shortlist check and have the operating layout reviewed for the actual site.
