Pre-leasing lets a tenant agree to take space before the building is ready. It gives the tenant time to plan a move and can allow building specifications to reflect operating needs.
Agree what counts as ready
Set out which items must be delivered before handover, such as utilities, dock equipment or access roads. Use drawings and measurable specifications so both sides can inspect against the same brief.
Ask how schedule updates will be shared and what the agreement provides if the building is late or the delivered space differs from the brief. Have your adviser review the agreement before paying a deposit.
