A ready building is worth evaluating when your move date is fixed and its layout can support your process. A build-to-suit brief makes sense when a feature such as dock count or floor loading would be costly to retrofit.
Compare both offers on the same timeline
For the ready building, estimate the time for racking, utilities and equipment installation. For build-to-suit, work back from commissioning and set dates for design sign-off, construction milestones and handover.
Ask both landlords to price the same scope and identify who pays for tenant-specific work. Compare the cost of temporary space if either handover slips.
